On the night of Friday, February 27th, 2015, we received a late night emergency call for water damage in a condominium unit. The affected unit was a downstairs unit, and based upon the description of the problem, we immediately suspected that the water came from the unit above. We made contact with the tenant of the upstairs unit, Mary, so that we can access both units upon arrival. Since we were initially contacted by the property management company of this housing complex, our first task was to determine if the leak that caused this damage is something covered by the property management company.
Upon arriving, we determined that the water was sewage water, and that it did indeed come from the upstairs unit. Because of the point of origin of the leak, this was something not covered by the property management company. The owner of the upstairs unit, Tom, was made aware that a plumbing failure from his unit was responsible for this damage, and that he should contact his homeowner’s insurance company right away.
We returned the next day to perform the necessary mitigation, and provided Tom’s insurance company with a company of our job report composed in our insurance estimating software. His insurance company covered the plumbing repairs, the removal of the water damaged building materials, and the reconstruction phase of the project entirely. Mary’s home was returned to its original state, and everyone was left happy.
